The Home Inspection
Buyers will usually schedule a licensed home inspector to evaluate the property. This inspection covers key areas such as the roof, HVAC, electrical, plumbing, and foundation. It’s common for buyers to request repairs or credits based on the results.
Here’s what to expect:
- We’ll help coordinate access for the inspector
- You’ll receive a copy of the buyer’s requests, if any
- We’ll guide you through how to respond—whether that’s agreeing to repairs, offering a credit, or negotiating terms

The Appraisal
If the buyer is financing the purchase, the lender will require an appraisal to confirm the property’s value. The appraiser will visit the home and review recent comparable sales to determine if the agreed-upon price is fair.
If the appraisal comes in at or above the contract price, the deal moves forward. If it comes in low, we’ll help you:
