Can you hold a place before I apply?
Properties are leased on a first-come, first-served basis, contingent upon a completed application and all required fees. To increase your chances of securing a rental, we encourage you to apply as soon as possible. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property; however, tenants are typically required to pay the first month’s rent and a security deposit prior to moving in. In some cases, an additional security deposit may be required, depending on the property or application details. -
How old do you have to be to apply?
Applicants must be of legal age to enter into a lease agreement, which is typically 18 years or older. -
Is the deposit refundable?
Yes, security deposits are generally refundable, provided the lease terms are fulfilled and there is no damage beyond normal wear and tear. Deductions may be made for unpaid rent, excessive damage, or necessary cleaning. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the income, credit, or rental history requirements. Cosigners must meet financial qualifications and sign a guarantor agreement. -
You have a property I want to rent. How do I apply?
Applications are submitted online through our convenient portal. To be considered, applicants must provide a completed application, pay the application fee, and submit required documentation, such as proof of income and valid identification. -
How do I pay rent?
Rent payments can be made online through the tenant portal, via automatic bank transfer, or by check or money order—depending on the payment options available for the specific property. -
I want to get a pet. What do I do?
Before bringing a pet into the home, please review your lease agreement and contact property management for approval. Some properties allow pets with an additional deposit or monthly pet rent, while others may have restrictions or prohibitions. -
I want to move out, but my roommate wants to stay. What do I do?
Lease agreements generally hold all tenants responsible for the full lease term. If one tenant wishes to move out while another stays, the remaining tenant may need to requalify on their own or secure an approved replacement tenant. Additional fees may apply for this process. -
My lease expiration is coming and I want to move out. What do I do?
All leases require written notice prior to moving out. Please refer to your lease agreement for the specific notice period, and be sure to submit your written intent to vacate by the stated deadline to avoid penalties. -
Who is responsible for paying for repairs & maintenance requests?
The property management company is responsible for routine maintenance and repairs; however, tenants will be held accountable for any damages resulting from negligence or misuse. All maintenance requests should be submitted promptly through the online portal to ensure timely service.
