It’s Almost Time to Celebrate!
You’ve negotiated the terms, passed the inspections, and satisfied the lender—now it’s time for the final step: closing. At Blue Sail Property Management, we’ll walk you through every part of the escrow process so that everything is clear, organized, and ready for a smooth transition.
What Happens During Escrow?
Escrow is the period between accepting the offer and officially transferring ownership. During this time, a third-party escrow or title company holds the buyer’s funds and coordinates all required documents.
We’ll work closely with the escrow team to:
- Confirm all contractual deadlines are met
- Ensure title and loan documents are processed on time
- Facilitate any final negotiations or credits
- Keep communication flowing between all parties
We’re here to handle the details so you can focus on preparing for your next chapter.
Final Walkthrough
Right before closing, the buyer will complete a final walkthrough to ensure the property is in the expected condition. We'll work with you to ensure:
- Any agreed-upon repairs are complete
- The home is clean and move-in ready
- Everything is left as stated in the contract
No surprises—just a smooth handoff.
Signing and Closing Day
On closing day, you’ll sign the final documents, including the deed and settlement statement. This can often be done electronically or in person, depending on local laws and preferences. Once the documents are signed and funds are disbursed:
- The sale is officially complete
- Ownership transfers to the buyer
- You receive the net proceeds from the sale
We’ll make sure you know exactly what to bring, where to go, and what to expect on closing day. Once everything is recorded, congratulations—you’re officially done!

Tips For Selling Your Home

Deep Clean
A spotless home makes a powerful first impression. Consider hiring professionals to make every surface shine.

Declutter
Less is more. Clear countertops, open up closets, and minimize decor so buyers can picture themselves in the space.
Fix the Small Stuff
Patch holes, tighten loose fixtures, and make quick cosmetic updates—it all adds up.
Paint the Walls
Not only is painting a great way to clean up the walls but making the overall color scheme neutral will increase the appeal to potential buyers, making it easier for them to envision their belongings in the house - get rid of any bright, outdated paint colors and go with a neutral palette throughout the house.
Increase Your Curb Appeal
The outside aesthetic of your home is just important as the inside. Give buyers a good feeling before they even open the front door. Landscaping, mulching, flowers, pressure washing the driveway and exterior of the home are all simple ways to increase the value of your home.
Stage Your Home
Staged homes tend to fill quickly because they feel homier - if you have neutral furniture that you can leave in the home, do it, otherwise consider a professional staging company.
Depersonalize Your Home
You want to leave a few nice, framed photos around the house to make the home appear inviting and lived in, but in general, removing your very personal items, such as family photos will let the potential buyers see their photos in those places, versus yours.
