The Process
You’ve found the right home and your offer has been accepted—now it’s time to move into the next phase. Inspections and appraisals are key parts of the buying process and help protect your investment. At Blue Sail, we’ll guide you through every step and keep you informed from start to finish.
Initial Agreement and Deposit
Once both parties have signed the purchase agreement, the contract becomes binding. You’ll submit your earnest money deposit, which shows the seller you’re serious about moving forward.
To keep the process smooth, we’ll help you:
- Keep detailed records of all agreements and addenda
- Stay on top of timelines for each contract milestone
- Understand your responsibilities and key deadlines
We’ll ensure that everything is documented properly and delivered on time.
The Closing Agent
A title company or attorney will act as the closing agent. They’ll handle all funds, research the property’s history, and ensure the title is clear. Once closing day arrives, they’ll oversee the transfer of funds and ownership.
Property Inspections
A licensed home inspector will assess the overall condition of the property. This includes the structure, roof, electrical systems, plumbing, HVAC, and more. Based on their findings, you may decide to:
- Request repairs or credits from the seller
- Renegotiate the offer
- Move forward with peace of mind
If needed, we can help coordinate specialty inspections (such as sewer scopes or radon testing). Our goal is to help you feel confident about the condition of your new home.
Appraisals and Lending
If you’re financing the purchase, your lender will order an appraisal. This ensures the property’s value matches the contract price and protects both you and the bank. Appraisers look at comparable sales, condition, location, and upgrades to determine fair market value. We’ll keep you updated throughout the appraisal process and work with your lender to stay on track for closing.

Tips For Buying The Perfect Home

Don’t Max Out Your Budget
You’ll want to leave room for closing costs, repairs, or future improvements.
Get To Know The Area
We’ll help you explore neighborhoods that align with your lifestyle, goals, and long-term plans.
Always get a Home Inspection
It’s one of the best ways to avoid costly surprises—and make more informed decisions.

Get Pre-Approved, not just Prequalified
Pre-approval gives you an edge in a competitive market and shows sellers you’re serious.
Make a List of Deal Breakers
Know what you can live with and what you cannot live without and also those things that can be taken care of with a simple remodel. If you need a 4 bedroom home, don't buy one with 2 that requires a massive addition which can break your budget.
Look At The Age Of Appliances & Other Systems
Some of the most expensive features of a home are Appliances, HVAC, Hot Water Heater, Septic/Well, and Roof. You should pay attention to their age and whether they have required service. You may even be able to get the seller to add a home warranty.
Check For HOA Requirements
Most neighborhoods have HOAs that govern what you can and can't do - be sure you know what the rules are for your neighborhood, and the fees associated with having an HOA. They are usually listed as annual fees.
