You’re Almost Home
You’ve made it through negotiations, inspections, and financing—now it’s time to get ready for move-in day! Whether you’re settling into your forever home or preparing a new rental property, we’ll make sure you’re ready for a smooth and stress-free closing.
Final Walk-Through Inspection
This is your last chance to walk through the property before closing. We’ll schedule it close to your settlement date to confirm that:
- The home is in the agreed-upon condition
- Repairs (if any) have been completed
- No new issues have occurred
- The property is ready for move-in
If anything unexpected pops up, we’ll work with the seller to address it quickly.
Closing
When you're satisfied with the walk-through, it's time to sign and seal the deal. During closing, you’ll review and sign final paperwork, including your loan documents and the settlement statement.
You’ll also provide:
- Any remaining closing funds (via certified check or wire transfer)
- A valid photo ID
- Proof of insurance (if required by your lender)
- The property is ready for move-in
Once everything is signed and processed, the title is transferred and the deal is officially complete.
After Closing
You’ll receive the keys to your new home—either at the closing table or once the deed is recorded. Don’t forget to:
- Transfer or set up utilities
- Change your address with the post office
- Schedule movers or deliveries as needed
Whether this is your primary home or an investment property, the Blue Sail team is here to support your next steps.

Tips For Buying The Perfect Home

Don’t Max Out Your Budget
You’ll want to leave room for closing costs, repairs, or future improvements.
Get To Know The Area
We’ll help you explore neighborhoods that align with your lifestyle, goals, and long-term plans.
Always get a Home Inspection
It’s one of the best ways to avoid costly surprises—and make more informed decisions.

Get Pre-Approved, not just Prequalified
Pre-approval gives you an edge in a competitive market and shows sellers you’re serious.
Make a List of Deal Breakers
Know what you can live with and what you cannot live without and also those things that can be taken care of with a simple remodel. If you need a 4 bedroom home, don't buy one with 2 that requires a massive addition which can break your budget.
Look At The Age Of Appliances & Other Systems
Some of the most expensive features of a home are Appliances, HVAC, Hot Water Heater, Septic/Well, and Roof. You should pay attention to their age and whether they have required service. You may even be able to get the seller to add a home warranty.
Check For HOA Requirements
Most neighborhoods have HOAs that govern what you can and can't do - be sure you know what the rules are for your neighborhood, and the fees associated with having an HOA. They are usually listed as annual fees.
