Blue Sail Property ManagementThank you for applying with Blue Sail Property Management for your housing needs. We want to ensure you fully understand our application policies and procedures before applying.
Application Requirements
- Each adult (18+) must submit an application
- Application Fee: $50 per adult (non-refundable)
- $5 – Credit card processing
- $34.45 – Background screening report
- $10.55 – Review, verification, and qualification processing

Application Process
Applications must be complete and all fees paid prior to review.
We process applications Monday–Friday (excluding holidays).
Required:
- Signed Blue Sail General Rental Criteria & Policies Form
- Blue Sail Residential Lease Application (one per adult 18+)
- $50 application fee (per application)
- Pet application (required even if you do not own a pet)
Supporting Documentation:
- Valid photo ID (driver’s license or other government-issued ID)
- Proof of income:
- 3 months of bank statements and 3 months of pay stubs, or
- 2 years of tax returns if self-employed/1099
- Completed Pet Screening profile
Lease Processing Fee
A one-time $145 lease processing fee is due at lease signing.
Pet Screening Requirement
We require PetScreening.com profiles for all applicants (with or without pets).
This ensures clear pet/animal policy acknowledgement and accurate records.

General Rental Criteria
Rental History
- Two years of good rental history
- No evictions in the past 5 years (with rare exceptions)
- No property damage or outstanding landlord balances
- If no rental history, a qualified cosigner is required
Income
- Monthly income must be at least 2x the monthly rent
- Housing voucher/assistance may count toward income
Credit
- Average credit score across all applicants must be 600+
- Score 1–499 = automatic decline
- Voucher applicants who pay part of the rent must meet the same credit standards
Criminal Background
- Criminal felony convictions are evaluated on a case-by-case basis
- Registered sex offenders are disqualified
- Current bankruptcies (not discharged) are disqualified
- Evictions filed against an applicant in the past 5 years (whether completed or not), lease violations, broken leases, and/or moneys owed to previous landlords will disqualify your application
Upon Approval
- Lease sent via DocuSign for review/signature
- 24 hours to sign lease & pay security deposit
- Property removed from market once lease & deposit are complete
- Keys/access code provided on lease start date once all fees/rent are paid
Property Condition
We recommend all applicants view the property before signing.
If not, a Sight Unseen Addendum will be required.
Pet Policy
Blue Sail welcomes most pets — from cats & dogs to birds & reptiles!
Restrictions:
- No dogs/cats under 12 months old
- Certain breeds not permitted (Pit Bull-type breeds, Akitas, Rottweilers, etc.)
- Pet fees charged monthly, in addition to rent:
- Dogs/Cats: $25 (1 pet), $35 (2 pets)
- Birds: $10 small, $25 large
- Caged pets: $10 each
- Fish tanks: $10 per 10 gallons (max 40 gal)

Liability Insurance Requirement
Tenants must carry $100,000 liability coverage from an A-rated carrier throughout the lease term.
Options:
- Do nothing — automatically enrolled via the RBP
- Provide your own policy (must meet requirements and name Blue Sail as additional interest)
Failure to maintain coverage will result in a $25 violation fee and automatic enrollment in our policy.
